Wrap brushes closing around an SUV inside an express car wash tunnel.

Who this is for

Exterior-only conveyor operators, single-site or multi-site, usually with a membership base and a stack lot. If your revenue is a car count rather than a labour hour, this is your page.

Why your insurance is different

A conveyor pulls up to roughly 200 cars an hour past presoak, wrap brushes, rinse arches, undercarriage spray and dryers. Every one of those is a separate contact point on the same vehicle, and antennas, side mirrors, aftermarket accessories, loose trim panels, roof racks and wheel covers are what they catch. One fault in that line can reach car after car — which is why the per-event deductible cap on garage keepers matters more here than on any other format, and why the limit has to be sized to the whole stack lot rather than to one car.

Second: equipment value typically exceeds building value, so the property schedule and the equipment breakdown limit are the two numbers that decide whether you rebuild. Third: conveyor downtime is a material business income event with a membership tail attached to it — the standard extension stops 60 days after you reopen unless somebody bought longer. Fourth: concentrated chemistry means a real reclaim and pollution profile, and in New Jersey the permitting answer turns entirely on where the water goes, under N.J.A.C. 7:14A.

Payroll is small relative to revenue, but it is not zero, and it is rated in this state on CRIB class 8396 — automobile car wash, not the NCCI code that national sites quote.

Coverage priority for an express tunnel

#CoverageWhy it sits here
1Garage keepersFive contact points per pass, all day. Check the basis first, then the per-event cap.
2Equipment breakdownThe drive train, blowers, pumps, VFDs and controller are the asset. A drop-in package limit rarely covers a tunnel.
3Business incomeMembers who cancel during a three-week closure do not come back on reopening day.
4Commercial propertyEquipment worth more than the building, plus pylon, canopies and vacuum islands with their own sublimits.
5General liabilityVacuum aprons, pay-station approaches and an exit lane you keep wet on purpose.
6Pollution liabilityConcentrated chemistry, a reclaim system and a separator. General liability excludes the cleanup.
7Workers compensationSmall crew, but wet floors and rotating machinery — and CRIB 8396, not NCCI 8380.

What underwriters ask about an express tunnel

  • Tunnel count and length, annual car count, and peak throughput per hour.
  • Conveyor and correlator type and age; brush material and replacement schedule.
  • Whether you run a posted damage-claim process, and whether employees drive customer vehicles.
  • Membership count, and the maximum accumulation of vehicles on the lot at one time.
  • Equipment schedule at replacement cost, and whether reclaim and the separator are maintained on a record.

One misaligned brush across a morning rush is one event, or eleven deductibles. Send the endorsement and we will tell you which.

Express tunnel insurance questions

Does my express wash need garage keepers if drivers stay in their cars?

Yes, on both routes. General liability excludes property in your care, custody or control at exclusion j., item 4, so it will not pay for the vehicle whatever the answer is. And industry guidance treats even exterior-only conveyor washes as having taken control of the car once it is on the correlator. The one thing worth doing is settling it in writing with your carrier before you bind rather than after a claim.

If one brush damages several cars in a shift, how many deductibles do I pay?

It depends on one term. The garage keepers structure includes a per-auto collision deductible alongside a comprehensive and specified-causes-of-loss structure that can cap the total deducted across all covered claims arising from a single event. If that cap is present, a misaligned wrap brush is one deducted amount. If it is absent, it is one per vehicle.

How much business income should a membership-based express wash carry?

The limit matters less than the setting underneath it. Standard forms extend business income for 60 days past the end of the period of restoration; the optional extended period of indemnity replaces that with 90, 120, 180, 365 and up to 730 days. A membership base recovers on a re-acquisition curve, not on the reopening date, so 60 days is the wrong default here.

What do underwriters want to know about my tunnel equipment?

Type, age and maintenance record, in that order — conveyor and correlator, arches, dryers, pumps, reclaim and the controller, scheduled at replacement cost. Because gradual deterioration is not an accident on any breakdown form, the maintenance record is doing double duty: it prices the account, and it is the evidence that a failure was sudden.
